The Montefiore neighborhood may be the worst-kept secret in Tel Aviv office real estate. While everyone talks about Sarona, Begin, and the Azrieli towers, a small, quiet neighborhood between Begin Road and the Ayalon highway has quietly become a hub for tech companies that chose to do things differently. If you're looking for office space in Tel Aviv in the Montefiore neighborhood, you've probably already heard of this address.

There are no towers here. No marble lobby with a security desk. What there is: old industrial buildings converted into modern offices with high ceilings, large windows, private rooftops, and a character you won't find in any office tower. And the prices? 80-150 ILS/sqm, nearly half the price of Sarona.

Around 4,000 tech employees work in Montefiore today. Occupancy stands at roughly 99%. Companies like Orca Security, Nimble, VI, Kela, Sedric, and Simply chose this neighborhood over a tower at 180 ILS/sqm. There's a good reason for that.

Location & Accessibility

Montefiore is bordered by Begin Road to the west, the Ayalon highway to the east, the Azrieli towers to the north, and Yitzhak Sadeh Street to the south. In other words: a quiet neighborhood surrounded by all of Tel Aviv's business centers.

Public transit

The Yehudit light rail station (Red Line) sits at the entrance to the neighborhood, about a 5-minute walk from most offices. HaShalom train station (Azrieli) is roughly a 10-minute walk. The HaShalom interchange on the Ayalon is right there, giving quick access to Route 1, Route 4, and Route 20.

Bus lines run along Begin Road. And anyone living in Tel Aviv arrives on foot or by bike, because the neighborhood is right in the center.

Sarona & surroundings

Sarona Market and Sarona Park are a short walk away. The Azrieli towers and mall sit just to the north. The courts, the Tel Aviv Museum of Art, and the Cameri Theater are all in the area. Everything is reachable without a car.

Office Types & Prices

The buildings in Montefiore are not towers. They're low-rise structures, usually 2-5 floors, many of them old industrial buildings that have been renovated and converted into offices. In 2015 the Tel Aviv municipality approved non-conforming use permits for offices in these buildings, and the process has accelerated since.

What you'll find here

Offices typically ranging from 80 to 500 sqm. High ceilings (3-5 meters in some buildings). Large windows. Private rooftop access in some properties. Internal courtyards. An industrial-modern character that tech companies fall in love with.

What you won't find: a grand lobby, 14 elevators, a gym in the building, or a 2,000-space underground garage. That's part of the point.

The Neighborhood & Atmosphere

Montefiore is a quiet neighborhood. Yehudit Boulevard, the main street, is tree-shaded and combines ground-floor commerce with residences above. There are cafes, restaurants, bars (in the southern part), and the feel of a neighborhood people live in, not just work in.

In the 1990s Montefiore was an area of garages and light industry. Today it's mid-transformation: artists, musicians, and tech people led the change, and the cafes and restaurants followed. This character, of a neighborhood evolving from the ground up rather than from a top-down developer project, is what attracts companies looking for a different kind of company culture.

What's coming next

The Tel Aviv municipality approved a master plan for the neighborhood (2019) that allows high-rise construction in the northern section, facing the Azrieli towers. A 19-floor tower is planned at the Begin/Yehudit junction. That means the area will keep developing, and prices will likely rise. Companies moving in now are locking in pricing that will be hard to find in two or three years.

Companies in the Neighborhood

Notable companies include Orca Security, Nimble, VI, Kela, Sedric, and Simply. Mostly startups and small-to-medium tech companies that prefer a human-scale atmosphere over a marble lobby.

In our experience, companies that choose Montefiore do it for three reasons: the price (half the cost of an office tower), the character (a standalone building with a rooftop), and the employees (young Tel Avivians who prefer a neighborhood to a tower).

Who Montefiore suits: tech companies of 10-80 people that want a standalone building with character, a quiet neighborhood with restaurants, proximity to HaShalom station and Sarona, and are willing to give up the grand lobby for a price that saves tens of thousands of shekels a year. Who it doesn't suit: companies that need the presence of a Class A tower, a large parking garage, or 2,000+ sqm on a single floor.
