The Ramat Gan Diamond Exchange district has undergone a transformation. What started as the center of Israel's diamond trade has become, over the past two decades, a business hub that competes directly with Tel Aviv. Those looking for office space in the Bursa find a wide range: from AAA-grade towers to low-rise buildings at accessible prices.

In 2017, a major rejuvenation began: central streets like Ahaliyav, Tuval, and Betzalel were renovated, public pedestrian spaces were added, and restaurants and cafes replaced old diamond shops. Today there's a nightlife scene, dining options, and an atmosphere that didn't exist a decade ago.
How the Bursa became a tech hub
The Bursa story has three acts. First (1980s–90s): a diamond exchange surrounded by office towers. Second (2000–2015): insurance companies, banks, and large law firms moved in. Parking
Every office tower in the complex includes underground parking. Additional public lots nearby. Morning rush is busy, but those arriving by train or bus skip the issue entirely.

Located right by the light rail stop, at the district entrance. Owned by Amot Investments. Impressive lobby, professional management. Prices around 100–130 ILS/sqm. Best for companies that want prestige and maximum rail access.
Gibor Sport
32 original floors, raised by 8 more (2019). Lobby underwent a luxury renovation. Adjacent to Rogovin with shared parking. Tech companies, startups, real estate, and professions. 100–130 ILS/sqm.
ONE Tower
35 floors, 50,000 sqm, ~1,500 sqm per floor. By Rogovin and Acro, designed by Moshe Tzur. Winner of an international architectural excellence award for tall buildings. Three volumes leaning against each other. The newest, most prestigious active tower in the area. 120–150 ILS/sqm.
ICON Tower
By BSR Group, 30 floors, 55,000 sqm. New tower with 6 underground parking levels. Located at the heart of the complex. Modern design and high spec.
How to choose a Bursa tower
Budget 80–100 ILS/sqm: Low-rise buildings or Moshe Aviv. Good enough for a company that doesn't need a grand lobby.
Budget 100–130 ILS/sqm: Atrium, Gibor Sport, Rogovin. Established towers with good management. The sweet spot of the Bursa.
Budget 130–150 ILS/sqm: ONE, ICON, Sapir. New and premium — closest to Sarona quality. Beyond will enter this range when it opens.
Next Generation: Beyond & New Alit Tower
Beyond Tower (Givatayim)
Technically in Givatayim, but physically on the Bursa border. 72 floors, 130,000 sqm of offices, 307 meters tall. An AAA-grade tower — the tallest in Israel. Expected to open in 2026. Developed by Tadihar, Union, and Hemnuta. Green building, LEED Platinum.
Deals already signed: law firm Meitar leased 17 floors (30,000 sqm), Lipa Meir took 4 floors, and Moon Active is in negotiations for 14 floors. Beyond is expected to attract major tech companies from Tel Aviv thanks to lower prices and the newest building on the market.
New Alit Tower
At the Alit junction — on the land where the historic Alit factory stood — a new ~50-floor, 60,000-sqm office tower is planned. Owned by Migdal Insurance, designed by Tito Architects. Ground-floor retail plus offices above. Excellent access from the Jabotinsky/Arlosorov intersection, close to the Bursa complex.
What's happening here: the Bursa is transforming from "Ramat Gan" to "metropolitan." Beyond and the New Alit Tower bring building quality that until now existed only in Tel Aviv, at prices that don't exist in Tel Aviv. Companies considering a move from Tel Aviv should be paying close attention.

Some find their employees — commuting from across the greater Tel Aviv area — actually prefer the Savidor accessibility over the walk from Sarona. Low-Rise Buildings: The Quiet Option
Not everyone wants a tower. The Bursa complex also has dozens of low-rise buildings (5–15 floors) offering office space at accessible prices, typically 80–100 ILS/sqm. Buildings like Beit South Africa, Beit America, and Beit Ben-Dov.
Advantages: lower price, flexibility in size (offices from 50–200 sqm available), and sometimes a more personal character. Drawbacks: less impressive lobby, smaller parking, not always staffed reception.
