HaShalom train station is right next door, the Ayalon highway is a minute away, and the whole area breathes business. If you're looking for office space in Tel Aviv in the Yigal Alon area, you've probably already heard of this address.
A 26-floor building, ~55,000 sqm in total, a 7-story-high lobby and a 17-dunam green park around it. Sounds impressive, and it really does feel that way when you walk in. But it's important to understand: most of the space offered in the building runs between 1,500-3,000 sqm, which means the tower mainly suits mid-sized to large companies.
Types of offices available for rent
The sizes we typically see available start from 500 sqm and can reach a full floor of 3,000 sqm. A 20-person company? Probably not here. Unless you're willing to pay a premium for space you won't fill.
Some offices come in a Plug & Play format: furniture, kitchen, meeting rooms, everything ready. For companies that need to move in fast, that saves 2-3 months of setup. On the other hand, the price is higher and you don't get full control over the design.

Advantages, and what gets talked about less
The building itself opened in 2019, a joint project of Amot Investments and Gav-Yam. 26 floors, over 110 meters tall. The lobby genuinely makes an impression. It's one of those things both clients and employees feel the first time they walk in.
What gets talked about less: management fees here are relatively high, and parking, even though 950 spaces sounds like a lot, can get congested at peak hours. It's worth confirming in advance how many parking spaces come with the deal and what additional spaces cost.
Pricing and management fees
As of writing, prices at ToHa range between 140-160 ILS/sqm. At ToHa 2, the newer and taller tower going up right next door, fully finished offices are expected to reach around 200 ILS/sqm. It's not cheap, but it's a Grade A+ building and you can't compare it to older buildings on Yigal Alon.

Management fees cover cleaning, security, maintenance and use of the shared facilities. A tip from experience: always ask for an exact breakdown of what's included and what isn't before you sign. It varies from tenant to tenant.
Strategic Location & Easy Access
If there's one thing that's hard to argue with at ToHa, it's the location. HaShalom junction is one of the most accessible junctions in the Tel Aviv metro area, and the tower sits exactly there.
Getting there and public transit
HaShalom train station is adjacent to the tower, less than a 3-minute walk from the lobby. It's the main coastal line: Haifa, Netanya, Herzliya, Bat Yam, Ashkelon. Employees who live near a train station arrive without a car, and that's a real recruiting advantage.
Numerous bus lines stop nearby. And in the near future, the light rail will pass through here, which is expected to upgrade accessibility even further.
950 parking spaces in an underground garage. Sounds like a lot, but at 8-9 in the morning it fills up. For anyone driving to Ben Gurion Airport, about 20 minutes without traffic, 30-40 in reality.

Proximity to major routes
The HaShalom interchange on the Ayalon highway is right there. From it there's access to Route 4, Route 1 and Route 5. For companies hosting clients from Israel or abroad, the proximity to Ben Gurion Airport and the main routes is a serious consideration.
What's around
The government complex and the stock exchange are within walking distance. Banks, law firms and accounting firms on every corner. If you need to run to a meeting with advisors, everything is close.
Around the tower there's a 17-dunam green park with benches, trees and pools. On the roof level there's a deck terrace with cafes and restaurants. Not every office building in Tel Aviv can offer a lunch break like that.
The Tower's Structure & Architecture
Anyone arriving at ToHa for the first time notices the facade before anything else. The tower doesn't look like just another glass box, and there's a reason for that.
Who designed the building
The facade was designed by Ron Arad, a British-Israeli architect known for projects in London, Milan and Tokyo. He created an envelope of 465 concrete panels, each curved differently. The result: a three-dimensional facade that changes with the light throughout the day. It's not just aesthetics, it also shields from the sun.
The interior planning was done by Avner Yashar, who made sure the building works from the inside too, not just looks good from the outside.
What it's like inside
The ground-floor lobby: tall, open, quality materials. This isn't a lobby you rush through; clients arriving for a meeting feel it.
The elevators are in the building's core, which frees the entire floor perimeter for net usable space. Wall-to-wall windows. Some floors have green terraces. Nice, but not on all of them.
Space division
Each floor is ~1,500 sqm, with no central columns. That gives complete freedom in the layout: you can build a fully open office, or divide into rooms. Companies going through reorganizations don't need to change buildings, just move walls.
At the base of the tower there are retail floors with shops and restaurants. Above, offices only. That separation works: you don't share elevators with shoppers.
